Services

uhomes is a platform which allows householders and management personnel to advertise their properties to prospective tenant tenants. Our company is only obligated to provide you with information and partial housing agency services. While we will provide necessary assistances, tenants should communicate with the householder about any problems within the premises after moving in.

Choosing an Apartment

With regard to the room orientation, floor, roommates, check-in time and other issues, uhomes will try its best to help users negotiate with the householder side. However, such issues are not under the control of uhomes, and the final booking result is subject to the provider side's contract or its timely notice.

Authorizing uhomes as Your Agent

By placing an order on our platform, you agree to authorizes uhomes as the agent to (i) show you prospect apartments; (ii) represent you in contract negotiation, contract signing, payment, handling necessary documents, and all other related matters until the completion of the service. Tenants promises not to contact the householder or other platforms to modify any terms or parameters of the contract or apartment throughout the booking process unless uhomes otherwise permits so in writing. Tenants should notify uhomes promptly if the householder communicates with them directly to modify any terms in the contract. uhomes reserves the right to be indemnified for any loss caused by the tenant's prohibited actions or failure to notify uhomes in the aforementioned situation in a timely manner.

uhomes and its third-party partners are authorized to inquire or verify your information through legal channels (except for those prohibited by laws, regulations and regulatory policies) and reserve the right to store, organize or process the seized information based on your need. We and our cooperative third parties may continue to provide relevant services to you based on the aforementioned information (including but not limited to using the information to promote and provide you with other products or services of higher quality). All legal liabilities arising from false or invalid information you provide shall be borne by you. uhomes and the third party providing electronic contract services are authorized to arrange electronic contract services and generate electronic seal according to the information you provide to us. During your use of the e-contract services or after the termination of the e-contract services, we have the right to keep the relevant information and data from your use of the e-contract services. Your account and password on uhomes platforms used to identify your identity and authenticate any request you make, including but not limited to information disclosure, information release, clicking consent or submitting various rules and agreements, signing electronic contracts, etc.. Any requests made directly from your account to us or our third-party partners are deemed to be made with your irrevocable authorization. We and our partners shall not be responsible for any operation and consequences resulting from responding to your requests.

Rent

Tenants should acknowledge that the actual rent should be the amount specified in the final lease agreement.

Prices shown on our sites are guidelines provided by the householder and are subject to change at any time. We do our best to update the apartment rental price in time, but there is still the possibility of incorrect prices. We expressly reserve the right to correct any incorrect prices on the website and/or on pending potential orders. We will frequently publish the rental price the householder provided to us. To the maximum extent prescribed by relevant law, we are not responsible for the accuracy of the actual rent prices. Furthermore, householders reserve the right to adjust the rental before you pay the deposit and accept the rental contract. We are not responsible for any changes in accommodation prices or other services made by the householder.

Given the global nature of our sites, the currency unit displayed on our sites may vary depending on your geographical location. The exchange rates provided on this website are solely for your convenience and reference, and do not necessarily reflect the real-time exchange rate. Users should not rely on the exchange rate provided on our site.

Deposit

uhomes only directs you to pay the deposit to the householder. We will not hold or withhold any deposit. At the end of the lease, you will need to contact the householder to refund the deposit. Similarly, we only directs you to pay your rent to the householder, and do not hold or withhold any rent. Your rental contract is directly generated with the householder.

Promotions

Unless specific statements, the coupon should not be used in conjunction with other promotions or discounts. Coupons are redeemable only during the promotional period specified in the coupon as appropriate. This coupon is non-transferable and has no other cash value.

Rental Contract

The lease agreement between the landlord and the tenant may vary from apartment to apartment. You are responsible for reviewing the specific terms in your agreement before signing and paying, including payment and cancellation of payment through us. All aspects of the transaction between the tenant and the apartment shall be the sole responsibility of the user (including but not limited to the quality, condition, safety and legality of the advertised properties and the user's qualifications for trading). This contains all terms of deposit required by the apartment. We will not represent, negotiate or investigate the apartment for the tenant. We are not responsible for verifying the identity of the tenant and/or the householder. If a third party (such as an educational agency or travel agency) acts on behalf of the tenant, it is the tenant's responsibility to ensure that the information provided by the third party is accurate. We encourage users to take all necessary steps to communicate directly with the tenant/householder to clarify the identity of each other, details of the properties and any rental agreement.

Booking accommodation through our company means that you will enter into a legally binding contractual relationship directly with the householder. Make sure you understand and accept the rental contract directly from the householder. The information released by our company when providing services to visitors and users all comes from the householder. As a result, each householder can modify the prices, services, rental periods, etc. of its accommodation at any time. After you submit the application information on our website, and before you receive the notification of "successful booking" from our company or the confirmation message from the householder, the room price and other services and terms of accommodation are possible to change. These are all subject to the rental contract provided by the householder when the accommodation is confirmed. No accommodation application is 100% guaranteed to be successful. uhomes cannot control the changes caused by householders, but can provide relevant assistance to you. uhomes reserves the right to be indemnified for any loss caused by the your breach of the rental contract.

Cancellations

All lease agreements are made between the tenant and the landlord, and uhomes is not a party to the contract. The cancellation of deposit, rent and other related charges shall be subject to the cancellation treaty stipulated by the lodging providers. It is the tenant's responsibility to know and understand the cancellation policy at the time of booking. Please be sure to the cancellation, unsubscribing and changing policies when you submit your accommodation application on our website. After we arrange your accommodation, once you have completed your booking, you are regarded to have accepted the terms and conditions of cancellation, extension and early check-in as confirmed by the householder. Our website has no direct right to modify or change any of the above terms. All terms are subject to the rental contract and relevant notice provided by the householder. If you do not understand anything about the contract, please contact our relevant personnel or householder for confirmation. Any interpretation of the Contract shall be governed by the local laws of the accommodation. According to the relevant local laws, once you accept the rental contract offered by the householder, both parties are legally obligated to fulfill the relevant terms of the contract. Rental contract provided by the provider side, including but not limited to paper contract, electronic contract, etc., shall have the same legal effect, unless otherwise provided by the applicable local law.

Our website, mobile applications, services, and their entire contents, features, and functionality (including but not limited to all information, code, software, text, displays, images, video, and audio, and the design, selection, and arrangement thereof) are owned by the Company, its licensors, or other providers of such material and are protected by United States and international copyright, trademark, patent, trade secret, and other applicable intellectual property or proprietary rights laws. You are only permitted to use our website, mobile applications, or services for your personal, non-commercial use.
